How It Works
We work directly with you to set up procedures, limits, and preferences to ensure your properties are taken care of how you want them to be.
Tenant Contact
Property owners like to know what’s going on at their properties but handling constant calls and maintenance requests can be tedious. Breakwater Group is set up to accept direct tenant maintenance requests and other maintenance related communication. Simply provide our contact information to your tenants and instruct them to direct maintenance requests directly to us. Or if you use an existing property management or maintenance ticket software with your tenants we will happily work with you to integrate into your system.
When a request is received one of our maintenance professionals will review the request to determine the urgency and type of work required and schedule repair work or a consultation with the tenant. If the work to be done falls within your preapproved scope and budget the work will be completed as soon as possible by our maintenance professionals or vetted subcontractors (see below for more details on scope and budgeting). Updates will be provided to you throughout the process, ensuring you as an owner are in the loop.
For owners who prefer to remain as the singular point of contact, maintenance work and repairs is as simple as a quick call or email and we can handle it from there.
Scope
Working with us doesn’t mean you can’t take care of your own properties. Many property owners may prefer to handle certain repairs on their own or utilize preferred subcontractors when applicable. Simply let us know what you prefer to handle yourself or who you’d rather go through and we’ll make it happen. Want to handle paint repairs yourself? No problem, any related requests will be passed through you regardless of meeting any other preapproval criteria. Prefer we use your plumber instead of another? Just let us know who you prefer and we’ll set it up with them or pass it on to the contact of your choosing.
Budgeting
Maintenance requests come in all shapes and sizes and can vary heavily in cost and urgency. We make sure to work with you to set a budget constraints that fit your goals. Set a monthly or per project price limit to prevent preapproved repairs breaking the bank before you know what’s happening. For any work outside the preapproved range we contact you with a quoted price for the work to be done and give you the option to approve, deny, or postpone the work.
